The resident thoroughbreds live better than most people at this $10.4 million horse farm in Alpharetta, complete with covered arena and 38-stall barn.

A nearly surreal family home and haven for man and horse, this Alpharetta horse farm began by renovating a 175-year-old farmhouse to an expansive 9,800 square feet. Then came the barn, which houses 38 horses in a state-of-the-art facility featuring finished tongue and groove pine walls, vaulted ceilings and authentic cobblestone floors. Within the barn is a visitors lounge looking out over a magnificent well-lighted covered arena. There is also a huge outdoor ring for everyday riding and training. Adjacent to the barn is living quarters for the caretakers and a separate guest house, which includes enormous garage facilities to house buses and horse trailers. An additional four-stall barn is on the premises, as well as various other outbuildings.

The quintessential 19th century farmhouse was both preserved and expanded to be the most livable and luxurious home imaginable, thanks to the artistic ingenuity of designer and builder Steve Arthur, who worked with owners Jeff and Sally Runner on both the house and the barn. Among the additions is what the Runners call “the Sunroom” which is lit by a half dozen vintage chandeliers and could easily be transformed into a ballroom. This gorgeous main living space overlooks expansive decks and an estate-size swimming pool. Nine bedrooms, some with private decks, feature spectacular views. A sprawling basement game room and entertainment area complete this indescribable home within a working horse farm. Architectural details throughout the house add character and charm, including radiant heart pine flooring and five stacked stone fireplaces.

The 38-stall stone and brick barn, beautifully built by David Cox, boasts every amenity a true horse lover can imagine, including freeze proof waterers and two large tack rooms, with yellow pine finished tongue and groove woodwork throughout. This fantastic equestrian complex is surrounded by lovely manicured grounds and ample pastures on 30 lush acres of Georgia’s horse country.
